Deliverables

What a project includes

A project is assembled from sections. Each one is a separate album with its own drawings and its own price — you take only what you need.

Complete project

АР + КР + ЭОМ + ВК + ОВиК + СС — everything you need to build from. Together the sections cost 30% less than one by one.

Concept design

from 300 ₽ / m²

Concept design

The stage before the drawings: the look of the house and the layouts are settled here, and this is the cheapest point at which to change them.

  • General data, input conditions and building parameters
  • The house positioned on the plot with setbacks and entrance
  • Floor layouts with furniture and equipment
  • Elevations with levels
  • Sections, longitudinal and cross
  • Roof plan
  • Room schedule with areas
  • 3D visualisation of the exterior

Not part of the complete set — ordered separately when the project needs it.

АР

Architectural set

from 400 ₽ / m²

AR — architectural set

The core section: walls are built from it, openings are set out from it, and half the estimate comes from it.

  • General data and a list of drawings
  • Floor plans, including basement, crawl space and attic, with dimensions
  • Sections
  • Elevations with levels and finishes
  • Roof plan
  • Floor plans with covering types
  • Partition layout diagrams
  • Window and door schedules
  • Details and fragments: junctions, entrances, roof details
  • Room schedule and specifications for the layout diagrams
  • 3D visualisation of the exterior: shape, materials, colour
КР

Structural set

from 400 ₽ / m²

KR — structural set

This is what keeps the house standing: foundations, floors, roof. It also holds the concrete and steel quantities for the estimate.

  • General data, design loads and structural schemes
  • Setting-out plan
  • Foundation: formwork plan, sections, reinforcement, bar schedule
  • Foundation waterproofing and insulation details
  • Floors: formwork and reinforcement plans by level
  • Column, beam and lintel schemes with sections
  • Stairs: formwork and reinforcement
  • Roof structure: assembly scheme, details, fixings
  • Material take-off and element specification
ЭОМ

Electrical installations

from 300 ₽ / m²

EOM — power and lighting

Lets the wiring go into the walls before finishing rather than chasing out finished walls later.

  • General data and electrical load calculations
  • Single-line diagram of the main panel with circuits and protection
  • Power layouts: sockets, appliance outlets, underfloor heating
  • Lighting layouts: fittings, switches, control schemes
  • Cable routing with cable types and cross-sections
  • Earthing and equipotential bonding
  • Lightning protection where required
  • Specification of equipment, products and materials
ВК

Water and drainage

from 300 ₽ / m²

VK — internal water supply and drainage

Fixes where the wet rooms go. Moving a bathroom after the floors are cast is expensive.

  • General data, design water and drainage flows
  • Hot and cold water pipework layouts
  • Drainage layouts with falls and connection points
  • Axonometric diagrams of the systems
  • Water service entry and metering assembly
  • Hot water and recirculation scheme
  • Septic tank or package treatment solutions where required
  • Specification of equipment, products and materials
ОВиК

Heating, ventilation, air conditioning

from 400 ₽ / m²

HVAC — heating, ventilation and air conditioning

This determines the heating bills and whether the house will be damp. The three systems are designed together: they share the same rooms and the same ceiling voids.

  • General data and design air parameters, inside and out
  • Thermal calculations: heat losses per room, capacity selection
  • Heating layouts: routing, pipe sizes, emitters and their positions
  • Boiler and manifold connection scheme
  • Underfloor heating layouts with circuit routing
  • Ventilation layouts: ducts, grilles, air exchange calculations
  • Air conditioning layouts: indoor and outdoor units, routes, drainage
  • Axonometric diagrams of the systems
  • Specification of equipment, products and materials
СС

Low-voltage systems

from 300 ₽ / m²

SS — low-voltage systems: data, communications, security

Data, cameras and alarms are laid together with the power: pulling them through finished rooms costs more and shows.

  • General data and the list of systems
  • Cable routing and cable schedule
  • Low-voltage panel diagram
  • Structured cabling: internet, television, access points
  • CCTV: camera positions and fields of view
  • Intruder alarm: motion and opening sensors
  • Door entry system
  • Specification of equipment and materials
ТМ

Boiler room

from 500 ₽ / m²

TM — boiler room mechanical design

Needed when the heat comes from your own boiler rather than a district network.

  • General data and boiler room heat calculations
  • Boiler room plan with equipment layout
  • Boiler and circuit connection scheme
  • Equipment connection details
  • Flue and boiler room ventilation
  • Room requirements: area, height, openings
  • Specification of equipment and materials

Not part of the complete set — ordered separately when the project needs it.

ПУ

Site design

from 30 000 ₽ / project

Site design: networks, hard landscaping and planting

Everything outside the walls: water and power supply, paths, lighting, drainage and planting. Priced per site, not per square metre of the house.

  • General data, site measurements and existing conditions
  • Master plan: house, outbuildings and zones set out on the plot
  • Levels and grading: spot levels, falls and surface water run-off
  • Paths, terraces and paving with build-up sections
  • External water supply and drainage: routes from the well or mains to the house, chambers, laying depths
  • External power supply: cable route, service entry, metering, load calculations, earthing loop
  • External lighting: fittings, circuits and control
  • Drainage and storm water: channels, gullies, discharge points
  • Irrigation: zones, sprinklers, control unit — where required
  • Planting plan and schedule: trees, shrubs, lawn
  • Landscape structures: fencing, gates, canopies, seating areas
  • Schedules of quantities and material specifications

Not part of the complete set — ordered separately when the project needs it.

How to read the prices

  • Prices are per square metre of total floor area and are a lower bound: complex geometry, a difficult plot or a tight deadline cost more.
  • Ordered together, АР, КР, ЭОМ, ВК, ОВиК, СС cost 30% less than the same sections one by one.
  • The concept design, the boiler room and the site design are priced separately: not every project needs them. The site is priced per project, not per square metre.
  • Exterior visualisation is already included in the architectural set — there is no need to order it twice.

Visualisation

3D visualisation prices

Projects

What we design

Private housesWe design houses and villas for a specific site: first the placement and the views, then the layouts, then the structure. You get a set of drawings a builder can work from without asking questions.BathhousesA bathhouse is a small building with demanding engineering: steam, ventilation, drainage, fire safety. Mistakes show up in the first season and cost a lot to undo.GaragesA garage is sized not by the number of cars but by everything around them: walkways, a workbench, storage, doors and the driveway. That is where space usually runs out.CanopiesA canopy carries snow and wind loads, and still has to read as part of the house rather than an add-on. We calculate the loads, pick the structure and tie it into the facade.Land plotsEvery project starts with the site: setback rules, terrain, orientation, views and access. A badly placed house cannot be rescued by layouts or facades.Housing estatesThe master plan decides whether an estate sells: plot division, streets, view positions, shared areas. We work out density and sellable area alongside the look of the place.Cafes and barsIn hospitality, floor area turns into covers and covers turn into revenue. We design the room together with the kitchen, the ventilation and the staff circulation.RetailA sales floor is built around the customer route: window, entrance, stopping points, checkout. Plus stockroom, deliveries and everything the customer never sees.OfficesAn office is designed around how the team actually works: open areas, meeting rooms, quiet space, receiving guests. We plan capacity and services, not just desks.Public buildingsHotels, spas, apartments, showrooms, infrastructure. Buildings with a complex brief, regulations and large flows of people — here the design starts from how people move.InteriorsWe take interiors from layout through working drawings and material selection. Visualisation is not decoration: it exists so decisions get made before anything is bought.Residential complexesA residential complex is economics before it is architecture: the unit mix, sellable area, daylight rules, parking and regulations. We work those out first and draw the facades afterwards — otherwise a handsome image never survives the budget.Working drawingsThe sets builders actually work from: plans, elevations, sections, details and bills of materials. Here are the projects where we issued the documentation in full — from a garage to a bathhouse with electrics and ventilation. The sheets are shown as they are, so the scope and the level of detail are visible.Industrial buildings and structuresWorkshops, warehouses, hangars and standalone structures. Everything starts with the process here: where the equipment stands, how the forklift moves, what loads the frame carries. The look and the layout follow from that, not the other way round.
